Réhabilitation d’un ensemble immobilier dans la zone d’activité de Courtaboeuf. Le site est constitué de 3 édifices construits en 1989: le bâtiment Papillon (R+2), le bâtiment Cristal (R+3) et l’entrepôt (RDC). L’ensemble des bâtiments est à destination de bureaux et d’activités pour l’entrepôt.
La majeure partie des travaux entrepris concerne le réaménagement des locaux intérieurs : réfection des revêtements, cloisons amovibles, zones ponctuelles de faux-plafonds, reprises de sols, etc. Les travaux comprennent également la révision des installations techniques existantes, la remise en service d’un restaurant d’entreprise, la remise en état des espaces extérieurs et la création d’un Poste de Contrôle et de Sécurité de 20m2. A l’issue des travaux, le bailleur a choisi de poursuivre notre collaboration pour le bâtiment Cristal. Il était question d’intervenir ponctuellement, notamment en réalisant un plateau de bureaux témoin afin de trouver un preneur à cet immeuble. La zone d’accueil, un plateau témoin avec sanitaires refaits à neuf a également été repensé afin de montrer toutes les possibilités d’aménagement des plateaux et mettre en valeur la caractéristique principale des bâtiments du site, qui font sa richesse: les patios végétalisés..

Renovation of an office complex in the Courtaboeuf business park. The site accommodates three buildings constructed in 1989: the Papillon office building (GF+2), the Cristal office building (GF+3) and a warehouse (GF). The majority of the works undertaken consisted of refurbishing the building interiors: redoing the finishes, installing mobile partitions, installing suspended ceilings in specific locations, reworking the floor finishes, etc. The works also included overhauling existing technical installations, upgrading the company restaurant’s cooking and dining facilities for its reopening, the reinstatement of exterior spaces and the creation of a 20m2 guard post and security station. Upon completion of the works, the owner decided to undertake additional works for the Cristal building at specific points in time, and namely to create a mockup open plan office floor in order to find a party interested in leasing this building. Our work also involved improving the path from the car park to the building access by creating a “ribbon” serving many functions: information totem, dwarf wall, guardrail, support for exterior lighting elements and awning to protect the entrance and signal its location. The reception area and mockup open plan office floor with new toilet block were also thoroughly investigated to identify all possibilities for fitting out the office floors and ways to enhance the value of the outstanding feature of the site buildings, i.e., their planted patios, were also studied.
